25/6/18 投資日誌 增持新地,倉滿瀉



這一二年增持新地特別多,地產公司各有部署,太古及長地沽出投資物業,恒地亦有些類似動作,唯獨新地最靜,沒有沽出任何動作。一般來說,沽出有溢價的投資物業,對股價肯定有正面作用,例子包括領展,置富,甚至叫賣的冠君也是,我反而覺得默默等待的新地最有價值。

空置稅傳明天出爐,我相信成事很高,這肯定會改變地產商的部署,以長線角度看,我認為對地產商偏向負面,這迫使地產商增快周轉,及改變能調節盈利的Buffer。

我的短期現金已用得七七八八,最快八月才有現金補充。

  3. Poor 016.HK ~ now < HK$120.

    016.HK management using significant money to buy a high costly(so deemed market price!) Kai Tak land, but doesn't exercise shares buyback even though NAV should be > HK$200/share now.

      In view of the size of Sun Hung Kai, I am not afraid of that Kai Tak land to 016.HK.

      But I don't understand why the management do not consider to exercise shares buy-back which is easy and cost effective to NAV/share.

      Good afternoon! ^_^

      My strategy/"game rules" of making stocks investment are:

      1. I decide to maintain my portfolio almost in full load, i.e. cash <2%, since last year.

      2. I often, if not always, do "stocks switching", e.g. sell a member but "buy another" or "buy others" at/in "same time/same day/1~2 days".

      3. No matter tomorrow HS Index may drop 5,000 points or go up 5,000 points, I am prepared to hold my portfolio members in the long run, receiving dividends and making re-investment... but all members are subject to "stocks switching".

      I think these rules are "not" suitable to many individual investors because of the differences of personal characters, knowledge and experience... and making investment is not just copying.

      Value Sir, I think the difference of my strategy from yours is "stocks switching".
